The improvements for the tenants, also known as lease improvements, are the custom interior finishes that the owner or tenant makes to a commercial rental space (office space, stores or warehouses). The amount that must be completed or the tenant's assignment necessary to make the tenant's improvements is usually negotiated between the landlord and the tenant and is part of the general commercial lease agreement.
Before signing the lease, it is important that you understand how much the tenant's improvements will cost because the landlord will agree to cover only the cost of the amount. Depending on the spaces of previous use, the space could need a lot of work or not much work to meet your needs. However, the key is to obtain a preliminary construction offer before signing a lease so that you have an idea of what the cost of completion will be and how much of the tenant improvements the owner is willing to pay.
